Buying a house, particularly in another country, is a major step and not one to be taken lightly but can, and indeed should, be a pleasurable experience. Most of the properties on our books are within the province of Siena, stretching south from Siena to the southernmost tip of Tuscany around San Casciano dei Bagni, across into Umbria around Lago Trasimeno and westwards to the region of Grosseto. It is a region that has much to recommend it:
Properties are still plentiful and are relatively cheaper than those north of Siena or along the coast.

Getting there is easy, there are numerous flights to either Pisa, Florence or Rome. There is a direct train link from the Airport in Pisa, via Florence, to Chiusi and, in Rome, public services (from both Airports) to the Stazione Termini.

The countryside and the Italian way of life, however, are what attract most people to this area. Southern Tuscany is uniquely beautiful and very varied. From wooded mountains - Monte Amiata for example, where it is high enough to ski in winter - to the dramatic shapes of the Val d'Orcia, where the contours of its ploughed hills are broken only by a solitary cypress or casa colonica. In contrast, the green basin of the Val di Chiana is lush with fields of sunflowers and maize. And of course there are the more typical vine covered slopes and olive groves around Montepulciano and Cetona which have remained unchanged for centuries.

The art and architecture contained in the medieval towns are of course the other great attraction. Even the smallest village has something of note for the visitor to discover and it may be difficult to leave for the greater glories of Siena, Florence, Perugia or Assisi - all of which are within easy reach.

One would expect the delicious wine but with it comes a wonderful cuisine, home cooked, using the freshest ingredients and a hospitality that is unique. There are still relatively few foreigners so the welcome is genuine and the local residents will go to great lengths to make a newcomer feel at home.

There are plenty of activities for families with children. Most towns have public pools, Sarteano having, perhaps, the best facilities. Set in a park, there are two pools filled with thermal spa water, a restaurant, snack bar, table tennis, etc.. Nearby, across the border in Umbria, Lake Trasimeno offers a variety of aquatic sports. There are riding schools, tennis courts and, of course, the spas themselves.
On a more practical level we can help you find the best craftsmen to restore or redecorate your property and we oversee the work from start to finish. We work with an excellent local geometra (surveyor/architect) and have a wonderful team of builders whose enthusiasm and understanding of the architecture makes restoration a pleasure. Building costs are not cheap but as the standard of workmanship is very high you should always get value for money. As a very rough guide it will cost approximately Euro 850.00 per sq. mtr. to restore.

Our prices start from £50,000 sterling prices are given for guidance only and depend on the prevailing rate of exchange at the time of purchase. We charge a commission of 3% to the purchaser, this is in line with the prevailing rate in the province of Siena. We have tried to keep extras to a minimum but the purchaser, under Italian law, is always responsible for the Notary's fees and for registration taxes.

Raggiungere questa zona Ë molto semplice, l’uscita dell’A1 (autostrada del Sole) si trova a soli 5 Km da Sarteano (dove ha sede la nostra agenzia). La stazione ferroviaria di Chiusi-Chianciano Terme, dove passa la principale linea ferroviara Firenze-Roma, si trova a 13 Km da Sarteano, tutto questo rende i collegamenti con gli areoporti di Firenze, Roma e Pisa molto veloci.

La campagna e lo stile di vita di questi luoghi sono ciò che più attrae le persone in questa zona. Il Sud della Toscana è di una bellezza unica e molto varia. Dalle montagne boscose - come il Monte Amiata, dove è possibile sciare in inverno - alla teatralità della Val d’Orcia, dove i contorni delle tondeggianti colline sono interrotti solo da un cipresso solitario o da una casa colonica. In contrasto la verde conca della Val di Chiana è illuminata da campi di girasoli e di mais. E ci sono inoltre i più tipici vigneti e oliveti vicino Montepulciano e Cetona che sono rimasti invariati per secoli.

L’arte e l’architettura delle cittadine medioevali sono l’altra grande attrazione di questa zona. Persino il più piccolo paese ha qualcosa di interessante che il visitatore può scoprire e che può essere difficile da abbandonare per le grandi glorie di Siena, Firenze, Perugia ed Assisi -tutte facilmente raggiungibili.

Ci si aspetta il delizioso vino ma con esso si presenta anche un’ottima cucina, cibi fatti in casa, utilizzando i pi_ freschi ingredienti ed un’ospitabilità unica.

Ci sono molte attività per famiglie con bambini. Molte città hanno piscine pubbliche, Sarteano ha ad esempio le migliori strutture. Situate in un parco, ci sono due piscine con acque termali, un ristorante, un bar, campi da tennis, ecc. Vicino, oltre il confine con l’Umbria, si trova il Lago Trasimeno che offre una varietà di sport acquatici. Ci sono scuole di equitazione, campi da tennis ed anche centri termali.

Su un livello più pratico possiamo aiutarvi a trovare i migliori artigiani per ristrutturare o ridecorare la vostra proprietà e possiamo visionare i lavori dall’inizio alla fine.
