Description
Originally restored in the early 1990s, the main structural work of this stone farmhouse has been completed, but further development was paused, leaving a blank canvas for a new owner to shape the interiors and landscaping to their own vision. Some damage has occurred over timeโspecifically to the portico, which has suffered subsidence, and to the garage end wall, which has partially collapsedโoffering the opportunity to renovate with modern standards while retaining authentic character.
With a total area of 478 sq.m., the current layout allows for the creation of a generous five-bedroom country home. Alternatively, the property could be divided to include an independent guest apartment or holiday rental unit, enhancing its versatility and income potential.
Area:
Set in a commanding hilltop position with sweeping views eastward to Cittร della Pieve, glowing as the setting sun illuminates the medieval buildings poised on the brow of the hillside and westward across the lush valley to Monte Cetona, this traditional farmhouse is a rare opportunity to create a bespoke country residence. Located on the TuscanyโUmbria border, near Ponticelli, the property offers privacy, beauty, and excellent accessibility to both Rome and Florence, via the A1 Autostrada at Fabro or Chiusi/Chianciano.
Location Highlights:
- Typical countryside setting with uninterrupted panoramic viewsโจ
- Near Ponticelli, equidistant between Rome and Florenceโจ
- Close to Cittร della Pieve, Montepulciano, San Casciano dei Bagni, and Chiusiโจ
- Ideal for a family home, holiday retreat, or rental investmentโจ
Plans & Potential
An approved project exists to construct a swimming pool, pool house, and a new outbuilding, using the volume from the existing annex. It was planned in order to make use of the then existing grants but was never initiated. A revised plan has also been drawn up to include the swimming pool and to move the main access avenue to the east side, enhancing the arrival experience with ample parking and a grand entrance next to the external staircase and loggia. Concrete under flooring is already in place and all the beamed ceilings have been restored and sandblasted. All windows, shutters and exterior doors were installed but will need either restoring or replacing.
Outbuildings:
Remnants of the original annex remain, and plans have been approved for a substantial outbuilding and leisure area. These were initially designed to benefit from existing restoration grants offering further development potential for the future.
